comerciale \u0219i industriale au cunoscut transform\u0103ri semnificative, reflect\u00e2nd schimb\u0103rile mai ample din economia \u0219i societatea rom\u00e2neasc\u0103.<\/p>\n\n\n\n<p>\u00cen segmentul office, oferta de noi proiecte este extrem de limitat\u0103, iar probabilitatea ca \u00een acest an s\u0103 nu se livreze nimic este foarte mare, mai ales dup\u0103 un an \u00een care \u00een Bucure\u0219ti au fost finaliza\u021bi doar 16.000 mp de spa\u021bii de birouri. Pe de alt\u0103 parte, cererea pentru astfel de spa\u021bii continu\u0103 s\u0103 fie sub nivelurile pre-pandemice. De\u0219i este posibil ca aceasta s\u0103 dep\u0103\u0219easc\u0103 nivelul \u00eenregistrat \u00een 2024, cre\u0219terea nu va fi spectaculoas\u0103.<\/p>\n\n\n\n<p>\u00cen ceea ce prive\u0219te sectorul industrial, oferta r\u0103m\u00e2ne similar\u0103 cu anii anteriori, fiind a\u0219teptat\u0103 livrarea a peste 400.000 mp de noi proiecte industriale \u00een 2025. Cererea se men\u021bine la un nivel apropiat de cel din 2024, \u00eens\u0103 pia\u021ba industrial\u0103 este cea mai sensibil\u0103 la contextul geopolitic. Factori precum tarifele impuse de administra\u021bia Trump, rezultatele alegerilor preziden\u021biale din Rom\u00e2nia, dar \u0219i rezultatele alegerilor europarlamentare pot influen\u021ba evolu\u021bia acestui segment. Aceste elemente vor avea un impact direct at\u00e2t asupra segmentului office, c\u00e2t \u0219i asupra sectorului industrial, model\u00e2nd cererea \u0219i oferta de spa\u021bii.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Inflatia_si_impactul_sau_asupra_pietei_imobiliare\"><\/span>Infla\u021bia \u0219i impactul s\u0103u asupra pie\u021bei imobiliare<span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>\u00cen sectorul office, infla\u021bia va influen\u021ba nivelul chiriilor prin cre\u0219terea costurilor de operare, inclusiv a taxelor de mentenan\u021b\u0103 (service charge). De asemenea, un factor esen\u021bial pentru stimularea cererii de spa\u021bii de birouri este facilitatea \u00eenfiin\u021b\u0103rii de noi locuri de munc\u0103, intrarea pe pia\u021b\u0103 a unor companii str\u0103ine \u0219i expansiunea firmelor deja existente. Aceast\u0103 evolu\u021bie \u00eencurajeaz\u0103 cererea, \u00een special \u00een r\u00e2ndul cump\u0103r\u0103torilor de prima cas\u0103 \u0219i al investitorilor mici.<\/p>\n\n\n\n<p>Cu toate acestea, b\u0103ncile men\u021bin o abordare prudent\u0103 \u00een acordarea creditelor, implement\u00e2nd criterii mai stricte de evaluare a riscului. Aceast\u0103 abordare, de\u0219i cre\u0219te costurile ini\u021biale ale proiectelor, contribuie la cre\u0219terea valorii pe termen lung a propriet\u0103\u021bilor \u0219i la \u00eembun\u0103t\u0103\u021birea calit\u0103\u021bii vie\u021bii \u00een zonele urbane.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span class=\"ez-toc-section\" id=\"Dezvoltarea_infrastructurii_si_impactul_asupra_valorii_proprietatilor_pe_piata_imobiliara\"><\/span>Dezvoltarea infrastructurii \u0219i impactul asupra valorii propriet\u0103\u021bilor pe pia\u021ba imobiliar\u0103<span class=\"ez-toc-section-end\"><\/span><\/h3>\n\n\n\n<p>\u00cen sectorul industrial, dezvoltarea infrastructurii na\u021bionale va juca un rol esen\u021bial \u00een expansiunea acestui segment c\u0103tre regiuni mai pu\u021bin consacrate, precum Moldova, care ar putea deveni o nou\u0103 destina\u021bie atractiv\u0103 pentru investi\u021bii. Totodat\u0103, aderarea Rom\u00e2niei la spa\u021biul Schengen va avea un impact pozitiv, facilit\u00e2nd transportul \u0219i schimburile comerciale, ceea ce va stimula cre\u0219terea pie\u021bei industriale.
